the inspector who turns up.
Pick a door to start your booking. Quarterly communal checks, annual flat door checks, or both in one visit, anywhere in England. Need compliance advice or an FRAEW review? See advice.
Checked
A fire door only works if every part of it does. On each visit I check the parts that hold back fire and smoke, door by door, and write down what needs fixing.
- Self-closing devicePulls the door fully shut and latched from any angle.
- Signage"Fire door keep shut" on communal doors, where it is required.
- GlazingVision panels intact, with fire-rated glass and beading.
- Seals and gapsIntumescent and smoke seals in place, and even gaps around the frame.
- Hinges and frameSecure hinges with no missing screws, and a sound, undamaged frame.
- Leaf and thresholdNo damage, holes or alterations, and a correct gap at the floor.

Who turns up
You deal with me directly, from the booking to the report. Alongside Vanguard Fire, I work as a fire safety advisor in private sector housing at a London local authority, mostly on tall buildings. I hold a fire door inspection certificate from BRE, and I'll be the one at your building.
AbdulFire door inspector, Vanguard Fire Ltd
- Weekends

- One visit
- Communal and flat entrance doors checked together, so residents see fewer callouts.
- Written report
- Door by door, sent promptly after the visit.
- Reminders
- A reminder when your next check is due.
- FDIS
- I'm not FDIS-certified. If your building is over 18m and your policy calls for an FDIS inspector, tell me when you book.
Advice
My day job is on the enforcement side of fire safety in private sector housing, mostly tall buildings and HMOs. I can tell you what an enforcing officer will look for, before they look.
- Compliance checks
- Before enforcement does
- Your fire safety duties checked against what an enforcing authority expects, in HMOs, blocks of flats and tall buildings.
- Advice for duty holders
- What matters first
- Practical guidance on your obligations, what is a priority, and what can be planned.
- FRAEW review
- A second pair of eyes
- Scrutiny of an existing Fire Risk Appraisal of External Walls (PAS 9980). I review FRAEWs; I don't write them.
I don't carry out fire risk assessments. For an FRA, use an assessor on a recognised register. Advice here is practical guidance, not legal advice.
